Thanks @Jay Hinrichs. Because it's out in the country in a rural area I know it can't be cheap.

I'm looking at homesteads near Joshua Tree National Park in California. Listing agents say that the power is nearby (some say a mile away and some say 100 ft. away) and water is along the street. 

But what would it cost to hook up/connect to the utilities and get a septic system in this area? I have no experience with development of raw land, and this will be my first real estate purchase.

I know septic system varies a lot, which is why I'd like to know if anyone has experience with this in or near Joshua Tree, CA.

WEN HAN I'm interested to know the process. Did you buy raw land? How much did it cost to develop? Or did you go total off grid? Did you need any permits?

David L. I'm interested to know if you got more information on this topic since you posted this 8 months ago. I'm looking into the area as well and wonder what is possible and what it cost to develop. Did you end up buying land? If not why?

@Will Pritchett : You are absolutely right. That's a very good point. These solutions cannot work long term with a high occupancy rate, but a great solution to reduce barriers to entry.

Hi @Yoochul C. @Rafael Floresta and @Matt Smith

It's been 6 months since you guys had this talk. Are any of you still interested? Have one of you managed to pull this off?

I've been doing a lot of research myself to see if I could pull it off. I paid for a service that provides data from Airbnb to see where it would make sense to build such business. I live in Houston, TX with warm weather year round, so my research has only been within the state of Texas.

If any of you are still interested let me know. I'd love to share thoughts or even consider partner up with someone.

@Will Pritchett : What about creating above ground sewer system? I read about a pump you can install on your black tank that'll pump the black water up (against gravity). Then I thought about placing a larger tank (325 gallons) far away from the RV and maybe place the line underground (maybe that part is too risky) and have someone come and empty the big tank every month instead. Is this a crazy idea or do you think it could work?

I read that a generator will consume between 0.5-0.7 gallons/hour depending on usage. I know it varies a lot, but these numbers were from people who have the A/C running all day. If the generator needs to be running 24/7 and I have an occupancy rate of 40% (12 nights/months) that's $500/month just for the gas, then I have to pay someone to fill it up as well. Seems like a lot of money.

@Scott Hohensee: I was thinking getting water tanks refilled if rain water collection system isn't enough. But I have to figure out what will be the least expensive option.

Concerning the waste I talked to a contractor in Wimberley who said that a septic system would be very expensive. So I am planning to get someone out to empty the black water tank. 

For electricity I thought of solar panels and then the airstream already has gas for bigger appliances. that should be able to replace a generator right?
