yeah, I have an attorney that does everything for me...Im not going into this totally blind guys...I was more curious about the realtor not the lease option

I just bought a house and I have to sell mine fast to avoid making double payments...Ive tried selling my house 2 times before w/the same realtor w/not one offer. He is not proactive at all, and I should list w/someone else but Im a wimp and I hate to fire him...Here is the questiojn. I put up a few ads up on craigslist and I found a buyer that will buy my home and Id hold the mortgage. Now I did all the work, I showed the place, I did everything...Do I have to give my realtor his commision...Can I tell him to take it off the market and tell him Im just going to rent it? Ive made him a lot of $$ this year. I bought 5 houses from him--all of which I found and all he had to do is make the offer--anyway, Im ranting....what do I do? I dont want to give him 6k for doing nothing

I just got the steal of the century, its a 1500 sq ft house w/1.5 acres in orchard park ny, (one of the best suburbs of Buffalo) for 88k, the land alone is worth it. The house needs a kitchen, some flooring, 6 windows and a bath room --theguy was trying to do a flip and it got forclosed. Anyway, i need around 25k to get it where i want this place. What kind of loan can
I get that includes rehab. I do not think Im eligible for a 203k loan since my current house has a VA loan and I could not put a contingent offer on the house pending sale of my house. also, is there anyway I could get in there to do repairs before the close date? Probably not Im assuming--0just wondering if anyone knew tricks on how to be able to.

In both you can show more income from the heating charge and offset the expenses. It will motivate people to use a lot less heat when they see what their bills are. You can offer a bit of a rent decrease (or no annual increase that year) in exchange. Let them know 2-3 months in advance so they can see what the bills would be before they happen.

*Sub-meter meaning you pay the bill to the utility company and then apportion the bill to the tenants with no mark up. The utility company plays no roll in billing, etc.
