just got off the phone w/her...she said if I evict her son she has a motorcycle gang looking for me...and quote "ill be sorry"

i have a tennant under lease...she moved out of state...she has her son living there and they are not paying rent...they also have the gas shut off...Do I have to treat this like a normal eviction, or since the son is not on the lease and the gas is turned off can I do an immediate eviction...if it helps Im in Bufalo Ny;Thanks...Joe

hello, I am looking to put on an addition in my house. We are planning on a 25X25 living room w/an upstairs open loft/inlaw type bedroom....does anyone have a pic of something like this? I have looked everywhere on the web but cant find one
i have a contractor coming over in a while and it would be nice to show him a pic to show exactly what I want

I had a few questions on what I can claim...
1- I had to buy a new truck...my car wasnt cutting it and my SUV wasnt big enough either so I got a big truck
2-lawyer fees--closings, advice, contracts etc
3-insurance on all my properties
4- home inspections
5- utility bills ie trash water gas elec

thanks...i called the local police about my options, and they said it was my call--I dont even think they were listening to me...but yeah, I did put a call into my lawyer and he is going to get back to me....for now I just moved there stuff in the basement/storage area---Come to find out with a little research they scammed me pretty good. When I rented it out it was in her name....no mention of a boyfriend...The boyfriend has a history of apartment jumping---w/in the last 2 years he has been in 8 apartments that I found out about...I wonder why his name was not put on the rental aplication?

I just had a tennant leave this week and she left a small tv,couch, 2 chairs, and other junk. Can I legally throw this stuff out? These people were scammers and Im afraid they are waiting for me to throw it out so they can sue me. They owe me 2 months rent, and I am taking them to court---also they left there car there and they will not pick it up---Can I have it towed? Thanks in advance

I was pre approved for a loan and the leader said we needed my wife on there also. her credit is not that good so it fell though

the sellers bank needs everything done tonight I just found out about this this morning
they need a pre approval and guaranteed loan by today
closeing needs to be for march 14th
does anyone know of and leaders that would be able to help with little to no money down property in New York purchased price 31K re hab needed 25K comps. 80 to 90K

Well, I usually only buy rental properties, but I wanted to try my hand at flipping. I found a 4 bdrm, 2 bath property 1450 sq ft for 31k. The bank was asking 54k but it was on the market for a while(3 months) and I got them down. I plan to put 19k into it for a total of 50k invested. Comps go from 80-100k, however my house will be on the lower end(80-85K). needs-
roof
windows
flooring
paint throughout

The good news is I just got done rehabbing one of my rentals (i held on to it though) and this house is almost identical so I know where to get everything and I have a great contractor. Now, here is the question. It was originally a double--converted to a single. In your opinion/experience, is it easier/more profitable to sell a double or a single. I originaly thought Id convert it back to a double, rent it out, and wait until the market turned around to sell it.Any tips apreciated

You won't survive long in this business if you don't do things right. Drain the lines; put antifreeze in the drain lines, and continue with the eviction
just an update::
well I never said I was going to do anything illegal....that why I asked here...I spoke to my lawyer today, and I cant do a thing but do the regular 30 day eviction process. So basically, my tennant will live rent free, Ill pay his $280 quarterly water bill, and if I decide to sue him, I will get about $30 from him...his pathetic life savings. I can not believe that I cant do anything about this. All the other water bills are $70 a quarter, his somehow is 4 times that...I am disgusted that people can live like this. I cant even turn the water off---who makes these laws for tennants? It seems absolutely rediculos

mike...i dont think you understood the question. Ive already filed the eviction, i need an immediate eviction, so I can get the heat in my apartment so the pipes dont freeze
