Hello, I was wondering if there are any lenders out there that offer 95-100% financing on non owner occ.? I got in last year and got 4 properties w/no $$ down...anyway, as uou all probably know thats close to impossible now. A little background on me--my mid is 670, I have 5 mortgages now, 6 properties (all w/at least $450 a month pos $$ flow), I will go full doc
Any help apreciated

I have both an online degree(T.E.S.C.) and a Masters from Buffalo State College. First off, it is obviously a real degree if my Grad school accepted it as such, second, I think there is way more work for online classes. I hate reading and you read A LOT!!! My employer accepted my degree, in fact, I have a higher pay grade for my GPA being above 3.5
so, long story short, they are worth it

ok...first off Im a small investor(6 properties) and every properrty I have is from the same realtor. I find all the houses myself, I basically do everything--I feel obligated to stay w/this guy for some reason..Anyway, my question is if I ask him to ;ower his %, how does this affect me with a purchase? I realize obviously, during a sale I would get money back---but would I be saving anything buying properties?

I have a tennant who has been late on rent the last 4 months. She has not paid me this month, called me, returned any of my 5 phone calls, never home when I go there, and I dont know what to do. I gave her a three day eviction notice on friday but I know when I go there monday she wont be there...what can I do---Ive never had this problem before

I pay utilities---Can I shut them off? I know she is going to try to screw me

i have a 4 unit property with 40k equity i need to pull out 20k for a new property my bank has 50% LTV, were can i find 80 to 90% LTV so i can pull out 20 k equity? thank you in advance

Dumb question here...Im a small investor(6 properties) and I never know the rights I have as far as checking out the tennants apartments...I come by every 2 weeks/month to check the places out but what about going in the places? Do I call them and tell them a date when Ill check out the apartments? Do I just drop by?

My tennant left 3 months into his year long lease and stole the appliances....what can I do? Can I sue him for the remainder of the lease?
