I'm in Houston, Texas and have 2 houses that flooded. The tenants do not want to move out. I've told them that I would replace the sheet rock in affected walls, clean the floors with disinfectant and replace the carpet.  

What do you guys advise in this situation, I've told them that I would let them out of the lease and I believe one of them have disaster assistance.  I'm not trying to get them out, but I want to make sure it is okay to let them stay while I have the houses repaired.

For me their safety is first.

Tips/advice/suggestions/comments please.

Like some tips, hints, advice, best practice, recommendations:

1)I would like to get more phone numbers for my phone so I don't give out my personal number

2)I'm looking to 'get/buy' a 1-800 number and wanted to get feedback from everyone on how to do this, recommended service provides

3) Answering services that are great and inexpensive.

Great question. 

My life and my opinion, not anyone else!

I purchased my properties and built 2 houses while holding a full-time job. In hindsight, I wouldn't recommend building while working, haha.

I don't watch more than 60 mins of TV per week, if that! Did you know that successful people put in more hours than regular folks do?  

I wake up at 5:30am, to start my day.  If I was you, I would get up 1-2 hours earlier and work 2-3 hours after my regular job to make it happen. Suggestion, start with small goals like purchasing 1 property per year. and/or getting a weekend job with a real estate person in your area.

How bad do you want it? Send me a private message if you want to know some of the authors, speakers, books I would recommend.

Great question and I hear pros and cons for both possible answers.  Depending on who you talk to, you'll get a different answer.  Some would probably ask you what your goals, etc...

I have been doing buy and hold for years and my goal when I started was to generate enough passive income so I didn't have to have a full-time job.  Pro: I enjoy the passive income, I have a decent system/processes in place to manage them. Con: I like traveling and sometimes I have to change my plans because a tenant/house issue.  Overall, for me, the pros outweigh the cons

I suggest you start with figuring out your goals, listing the pros and cons for each side and then making a decision.  Lastly, goals, a plan, and action in any direction will be good to you :)

Yes, I'm in Texas, city of Houston and getting it rent ready is what I want to do.  @Greg H., do you have a link were I can read that specific information please?

I want to complete the eviction process so that I have a judgement against the tenant for the unpaid rent.  Also, I assume that an eviction judgement is doing my part so that other landlords don't have the same issue with this person.  Though I heard on a podcast for landlords that after July 2017, a judgement won't affect a person's credit?  What do you guys think about completing the eviction process for those reasons?

Hello all,

A tenant didn't pay rent, stopped answering all contact, and we are in month 5 of the 12 month lease.  I went to place the 3 day pay rent/vacate letter on the door and I could see through the windows that the house was emptied out. No furniture or signs of it being lived in.

The back door was unlocked and I walked into the house and the place is empty.  They only left trash everywhere. 

What should my next move be?

1) Take back over the property now, change locks, get it rent ready?
2) Move forward with the formal eviction process, wait for a judgement, then take back over?
3) Take back over the pproperty and continue with the eviction process?


Side note: I'm thinking of adding a 'end lease early clause', letting renters pay 2 months to get out of the lease early. Thoughts on this?
