Thanks @ Jeff Valentino for the tip , this is really helpful & it gets to point to show the owner how i can be the solution for their problem . That was my first mailing campaign with @Brian Gibbons help to get it started . I can't wait to close on my first property .

Hi y'all , your opinions are very appreciated , 

My first yellow letter campaign was mailed and received by home owners , i received 4 calls so far the first day they received it , 2 of them weren't good , the other 2 i was able to talk to the owners and get the details :

-First property : The house was built by the owner in 2007 , owner lives in it , 3 Bd 1.5 bth , 2 story , carpet , never been updated since built , they are selling coz the owner just got a job 1 hr away and she's wanting to move close to her job , the county appraisal $70000 , she owes $50000 , she just listed it last week with an agent asking $80000 .

-Second property : been in the house since 2002 , owner lives in it , 5 Bd 4 bth , the kitchen was updated 2 weeks ago , bathrooms to be remodeled , not listed in the market , owner asking $550,000 , county appraisal $420,500 , don't wanna disclose mortgage balance , hardwood floors . 

Any suggestions?

Hi BP ,

I got my first direct mail campaign prepared thanks to BP and especially @Brian Gibbons . Before i go forward , i would like to get myself ready with setting up a good relation with contractors and a real estate attorney in the Dallas Tx area , any recommendations would be appreciated .

The problem I'm having with FSBOs is that all the ones I'm coming across

Are investors , so I'm trying to find a way where I can get leads from a source That have data about people defaulting on their mortgage before the foreclosure procedure starts , should I go to title companies ? Or is there a lead source that sells these kind of leads .

Hi BP ,

As a lot of real estate investors i'm starting out where i'm trying to get in my first property with no or a small down payment , the 2 options i'm focused on are the subject to or owner financing . I'm leaning more toward the subject to , but i'm getting to the point where i don't know where to get my leads from in the Dallas Tx market.

Any advice or suggestion would be really appreciated .

Hi y'all , i came across this website by accident late last night , googling and searching real estate stuff , and i love it already.

I've been wanting to invest in real estate for the longest time and finally decided that its time , i'm 35 yrs old moved from florida to Dallas in 2006 and love it . I'd be thankful for any advice or guidance , i know the mistakes in this business are costly . Thanks
