No, I'm pretty sure I know. Realtors are able to partner with investors and give them direct MLS access.

Are there any Indianapolis area agents offering unlicensed assistant MLS access to a new investor such as myself?

To piggyback off of @Joe Villeneuve 's and @Marshall Downs 's comments, you can make money there, but Detroit is higher risk than average. You really need to know what you're doing and/or have a very trustworthy, experienced person with boots on the ground. Private lenders usually offer less leverage in Detroit (and Cleveland & sometimes Cook County, Chicago).

@Korie Apgar I'm a loan broker... if they're offering you a 6.5% fixed rate for 30yrs, that's a decent deal. If its an ARM, not so much. One of my lenders has 5.5% ARMs

Hello, I've been talking with individuals loaning under the umbrella of Financial Global, LLC out of San Jose, CA. They're offering a shockingly low rate of 4%, only do deals over 100k, and charge a 5k loan processing fee. They have a POF in the 8 figures range & the CEO is Craig Fenton. Has anyone worked with these guys before or know someone who has to be able to offer a recommendation good or ill?
