I am in the same boat as Doss. I do the screenings myself and have never used a CRA. It may come back to bite me in the butt one day but I don't even look at credit reports. I search the local courthouse records, google, call landlords, call references and employers etc. If I deny someone I send them a letter saying why and keep all documentation.

I only did a quick look at your website, but I would say that you are not a guru in a bad sort of way.

While you do sell material and offer mentoring, I did not see the dirty upsale attempt. You state you offer mentoring but it is by the hour not a huge $25k upfront fee. I think there is a difference between investing some money towards education and getting swindled. I have no problem with people selling educational material, if it is good quality material then it will help both the buyer and author make a living.

Each of my rentals has $500k liability and then I also carry a $1 million dollar umbrella policy.

Not being a smarta$$ at all when I say this......have you actually had a tenant allow this? If a landlord had asked me this when I rented I would have told them to kick rocks.

Obviously it is going to be different area to area. I just had an appraisal done on one of my properties that only has a 1 car attached carport compared to most houses in the neighborhood having a 1 car attached garage. They only took 2k off the value.

I would also find a different plumber. It would cost me about $150 to have someone run a snake down the toilet and sink. Hopefully they did not charge you $2300 just to clear the clogs.

If they are on a month to month lease, give them a 30 day notice and get some tenants in there that you screened. (I type too slow and Kyle beat me to it).

Also just let the phone calls go to voicemail. Unless it is something important delete the voicemail and move on with your day.

Michael is right that it can be different with each lender. Try small local banks. My lender allows me to roll everything into the loan (rehab, closing costs, etc). As long as I stay under 85% LTV I get the green light from them each time.

Also if I come in at say 65% LTV I can turn around and immediately refinance and pull cash out up to the 85% LTV amount and get that extra 20% cash in my pocket.
