I put Autumn Walnut colored laminate by Tarkett in a rental house. It has been through two dogs, three cats, a destructive 5 year old, and a 2 year old and still looks as great as the day I put it in. I caught it on sale for $0.99 sq/ft and the padding was $0.24 sq/ft. I have only found one small scratch and I just rubbed it with my finger and it pretty much disappeared.

Wish I could say that I came up with some great mathmatical equation that would make Einstein jealous, but I am just shooting from the hip on that one. I do think though that the more the word gets out about this great site, the numbers will keep increasing even quicker.

Could have been worse guys. It could have been Justin Bieber,Lady Gaga,Willow Smith or Miley Cyrus singing and botching everything. Now that would have been awful.

I still stand by my last post, but it just clicked in my head who your landlord might be (gotta love the small town midwest). I am not trying to bash anyone, but if it is a local attorney with the initials JN, I would try to move once the lease is up.

Sorry for this long post, but I just want to give you some helpful info as I have lived within a 1/2 hour of your location all of my life.

Speaking from experience (as I live in a 120 year old victorian house), your heating bills are going to be large no matter what. You say you are paying about $300 a month for propane. That is not bad, my bill last month from the natural gas company was $300 and usually natural gas is going to be cheaper than propane. We have had some exceptionally brutal weather here recently.

It is correct that older houses like these are not insulated very well at all. I can walk from one room in my house to another and there can be at least a 10 degree difference in temperaure. Eventhough there were replacement windows put in, most of the time this does not help alot in real old homes unless they insulate the track area where the original window weight was located (9 times out of 10 this is not done). No matter how much insulating, caulking, spray foaming, etc you do, old houses are energy hogs.

Just to let you know, $650 for a house in the country with 3 acres is a steal. I have a 3 bed 1 bath house in a town about 15 minutes from you that is on an average city lot that rents for $895.

Seriously though, I don't mind getting text messages or email to my CL ads, but I do prefer a call on the phone. Now this is just generally speaking, but the ones who actually call me from the start end up seeming like better potential tenants (ie. actually coming to the showing on time or at all).

Once they do become tenants, I have found that it is sometimes easier to communicate by text as long as it is not something difficult to understand or easily taken the wrong way.
