I thought LLCs were a good solution but now it seems there may actually be some truth in the idea that you are still personally liable if you manage the property yourself (see below). Perhaps an umbrella policy is a better option for a lot of people.

Yes, I have it on postlets as well as CL...I believe the price and amenities are inline with the other houses in the neighborhood. I did have a comment from someone yesterday that he "didn't like what he saw" when he was driving around the rental neighborhood (he called to cancel his appointment to see the house) although I did not press him on what he meant by that.

A person who contacted me about the rental has one of these dogs. Anyone have experience with them in a rental? I'm not familiar with this breed but a search on the internet had it listed on one apartment complex's list of banned breeds.

I'm only getting one or two responses per day from my ads on Craiglist, etc, and I've had no one apply yet. I'm not even getting the usual calls from people with evictions, sob stories, etc. Could it just be the time of year? I've never seen it this slow in the three years I've been doing this!

I have something in my criteria that if they act threatening or aggressive towards me during the showing they can be denied.

The truth is that when someone seems "off" when you meet them, most of the time you will find something legitimate in the application to deny for. Don't panic until you have to.

If you're concerned about large packs of people (typical example: 2 parents, their 2 adult children, plus a kid(s) from one of the adult children who will be staying every weekend, plus the GF of one of the adult children), make it clear that each adult must pay an app fee and qualify. They will disappear after they hear that. Also you should be able to use the 2 per bedroom + 1 guideline to deny a huge group of people even if it's just the basic nuclear family in question.

I certainly didn't mean you, but I've heard too many stories of agents just sticking any warm body in there to collect their fee. Letting the agent take the calls and show the place might be okay, but I would want total control over the screening process.

OK. I misunderstood. However if Kyle is in a hot rental market where he can dictate the terms I don't see an issue with it. If it's a market where people struggle to fill vacancies, it could be considered dumb. But whether or not the applicant thinks the owner is uptight for doing this should be a non-factor.

I don't do this, but I have heard of LLs who take an applicants moving violations into account. Their thinking is that this person may have a pattern of reckless, irresponsible behavior if they have a lot of speeding tickets.
