Thanks Rick,

Property is in town I grew up in, not too far from where I live currently.

Now to track down the kids and see if we can make a deal...

Thanks for the response @Rick H.

I looked at your website, sounds like you are quite experienced in the Probate arena.

Loan amount: $110k
Default amount: $5k
Recent sales (same floorplan/sq.ft/complex): $300k-$350k

Interior condition unknown. Exterior appears good (HOA).

Please excuse my inexperience regarding the numbers...still working toward my first deal.  Any other info that would be helpful?

Hello,

I am interested in everyone's feedback on the following:

Property is a Pre-Foreclosure. NOD Filed 2 months ago. Sale date scheduled for 2 months from now. Loan amount is considerably lower than market rate.

It just so happens that I recognized the name of the property owner, and by personal knowledge I know that they passed away approximately a year ago.  I know that the owner has children, does not have a spouse.

I'm interested in making an offer on the property before it goes to auction.  Where do I go from here?

I checked the county probate records and came up empty on the owners name.  The outstanding loan balance is considerably lower than market value.  Why would the children be letting the property go to foreclosure?  Who (if even possible) would I direct an offer to?

Thanks everyone!

Ben

Hi All,

I'm new to the community and hope to be able to make my first real estate investment this year.  I live in Hollister and work in Monterey.  I am planning on attending the meetup next week :)
