Hi @Marci Matejcek and congrats on making the decision to expand your search into the US. One caution is the risk of double taxation once you scale your business. I'm not an accountant but it's in your interest to setup the right entities such as a limited partnership, holding company, etc., rather than just an LLC. If you're goal is to eventually create a large portfolio in the US, as a Canadian living in Canada, the business structure is more complicated if you want to minimize taxes.

Regarding "you can't compete in this market here", there are many cash flowing markets in Canada. I agree that the GTA is crazy but if you're willing to consider longer distances, or out of province, there are deals to be found. I have a few friends investing in the Maritimes and they have prices like what you would find in the US - e.g. SFH for 100k or less.

I invest in turnkey in Saskatchewan and they have some good deals there with great cash flow. If you want to get more details, just message me. Good luck with your real estate investing.

Hi @Melany Longoria, and OOS investing can be a great way to get in the RE market when you live in an expensive market such as most of CA. I lived outside of Sacramento in my past which was affordable compared to Silicon Valley!

I have a few OOS rentals with a Canadian company that is expanding into Cleveland, if that's a market you're considering. Their properties are typically $100k with a $25k down payment but you need to qualify for the 1st mortgage. They provide a 15% cash-on-cash return with guaranteed rentals and property management. It works for us because we like to cruise (when this COVID thing is over) and it's true passive investing.

Hi @William White and congrats on deciding to pull the trigger on REI. You're in a great community here and there are lots of opportunities for research and network. I invest OOS and consider TurnKey one of the best ways to invest because it's truly passive and if you have a busy job (as you do), it lets you be in the market without all the headaches that go with many REI strategies. I've also recently heard of @Joseph Schweizer's success who has just taken the plunge as an investor with @Zach Lemaster who runs RentToRetirement. Zach provides great service and is the real deal.

Hi @Dave Fairb, and you have an interesting problem. I'm in Port Coquitlam and know the prices are crazy in Vancouver. If you are willing to move farther out a bit, it's much more affordable. You can likely find a comfortable townhouse using your 700k in equity and be debt free! Then you could take out a HELOC on your mortgage-free home and invest in out-of-province real estate. We have done just that and now have some passive income that enabled my wife to retire. Great income without students, tenants, or headaches.

Hi @Daijuan Davis Sr, I invest with a company that typically has $100k properties and you only need $25k DP. They are a Canadian company with 400 properties but are expanding into Cleveland next month, if you're interested. They offer 15% cash-on-cash return.

I have a few rentals with them doing extremely well producing passive income, and will be buying more next year. Let me know if you want any info or have any questions.

We were in the same situation in Vancouver BC and used the equity from our condo to take out a HELOC with a mortgage that allowed us to access 80% LTV. With the funds we used it to by 3 cashflowing rentals that earn us 15% cash-on-cash return, and also fund a couple of flips that earns us 10% ROI. It's through a company that is like a syndicated turnkey provider so it's truly passive. If you want more info, just message me and I'll gladly share the details. You need to qualify but you don't need to be accredited.
