Hi Michael,

Let me be one of the first to welcome you to the BP community. It is the BEST place on the web to learn about real estate investing. I hail from just outside Vancouver so we are kind of neighbours. Lol. In general, I find it very difficult to build a real estate rental business in BC due to the high prices. I know there is some new developments in Langford (not far from Victoria), with built-in positive cash flow, but those are the exception. 

I invest passively in Saskatchewan where it's easy to get the "1% Rule" and I make a great return on my 3 rentals there. In fact, my return is guaranteed under contract but that's not typical either. If you ever want to chat about real estate, or make a trip to the Lower Mainland, send me a message. Good luck in building your RE business.

Thanks Jon Kepler, I'm looking to build a minimum of 3000 and hopefully larger depending on available funding. Does it make a difference on the size of the house?

Hi Sri Kand and welcome to BP. I would recommend considering Cleveland. On the west side of Cleveland you have solid C and C+ neighborhoods that will cash flow. I would recommend reaching out to @James Wise who is Mr. Cleveland! James knows Cleveland, has great deals and will provide turnkey service to passive investors.

Regarding your fear of loss, remember that you only lose when you sell. If you are a buy and hold investor, you can ride out almost any storm in the market. If you own a cash flowing property that you not over leveraged, even if there is a correction you just need to maintain your investment until the market recovers. Managing your emotions is key to maintaining a long term perspective on your investment.

Hi Steven Washington and Jayzon Miller , I would recommend you to network like crazy both on BP and at local events or meetups. If you finds deals you can find the money in partners who want to invest in the deals. Remember that for a RE business to work you need money, knowledge, and time. You hopefully are prepared to invest the time and you will gain knowledge by spending time on BP. Look for books, podcasts, webinars, and anything else where you can learn and become an RE expert. Many partners have money and are looking for a passive investment. If you have a deal and the time and knowledge to manage the investment, they will give you the money. It's not easy but through commitment, dedication, and persistence you can be successful!

Hi Tim Milosich , I would suggest it is an advantage for you and many other investors have recommended that all RE investors should get their license just to have direct access to the MLS. For them, the financial benefit is just a bonus. With that said, I do not have an MLS license but have considered getting my CCIM license in the future just because it will make me better when reviewing commercial deals.
