Sounds like you are just substituting the word Caretaker for Property Manager.  Except you have some input throughout the process. 

If you give them 1 apt as compensation, you are only getting rent on 21/22 apts or 95%. For a couple percentage point more, you can relieve yourself of the responsibility and enjoy yourself.

Now imagine if your care taker needs to be fired, evicted, sued, etc. You will wish you didn't have an employee living in your apt.

Sounds like you need to turn the door frame and door around to the right side. Then you wouldn't need a custom door.

I have a 1150 sf 4/1 no garage, no basement and it rents very quickly. I thought it would attract families. It's been getting couples and single dads. All depends on the market

Is there a market for people who want to sleep in sheds? I guess it's better than the streets, but homeless people aren't using airbnb.com

Part of the problem could be people know you are flipping it. Zillow shows a purchase price of $168k on 2/28 and some old photos. From what I can see, the improvements include a new kitchen, paint, refinish floors. . . .then a $200k price jump 2 month later. They don't look at holding costs, transnational costs, financing costs etc, they look at your profit.

Buyers don't want you to profit, they don't want to feel like they are over paying for something. They want a deal. Make this a deal and it will sell.

In addition, if you only need $20k, I'd try a P2P lending site like lendingclub.com or prosper.com. You may get better rates Good luck
