@dawn I enjoyed this book as well...very solid information... goes into the buy and hold calculations...reminds you every property has three prices...calc of FMV...Cap Rate and rule of thumbs...Cash on Cash returns...Rent 2 value ratio...then an example of two investors. As mentioned above all his books are great but this one is very solid for the Landlord on his/her way to being a million dollar investor.

@rob I checked out the taser, looks like you get one shot then need to reload...passing. A gun and knife combo sounds idea...how do I avoid making a mistake that won't get me a case or worst my little man finds it? @ben LOL...I notice no one is up between 7am-11am. Thanks for the advice.

@ Andrea M Thanks for the reply. I read a post in BP regarding guns it was very interesting. @ Lynn M. I have a rottweiler as my wingman. She not for protection b/c a big teddybear, but she gets noticed. My desire is to be an investor instead of a handyman...its about results and not chasing professionals that don't act professionally.

I just became a DIY handyman, after another failed relationship with my contractor. My question for all the Do-it-yourselfers out there, how do you protect yourself when working on your investments in low income areas? Do you work early, use a dog as protection, carry a gun or something else? Thanks for the community!
