Thanks for the detail advice. My lease states Rental Insurance is a must. I have a section for liability that states tenant accepts full responsibility for damage or lost by fire.

Thanks! I search BP before I posted, so I read the previous information.

You are right I need to determine first, what or whom cause the fire before giving out money...
I like replacement as well but cost to benefit if never have an fire...also the purchased price is a nice return if have to tear down and start over...extensive but not total...2 story, damage on outside walls...
Is it possible to do a combination repair...Have a professional do the structure work and then handyman do the rest...how do i make sure the estimate includes any possible wiring issues. Thanks.

I got my first call that my SFR was on fire possible electrical. The property is free and clear. the insurance policy is cash value for $60k purchased for $14k...no estimate on damages yet.

Any suggestions on what I should look out for? things to do? I was contacted by a public adjuster...good/bad idea?

Red cross helped out tenant...tenant is very pissed had to move after just moved in...requesting more than deposit. She wants moving expenses and return of one month rent money...

I usually get my Furnace from Homedepot but arrival time way to late...does anyone know of a company in Columbus, Ohio area that sales to the public or a better idea for a quick Furnace. Thank you.
