Bumping this thread.  It's an interesting concept, @Denise Deacon, and I'm curious to see where this goes.

Any feedback from the OBX crowd?

@William Huston - Thank you for your candid assessment of the boot camp.  You saved me a good chunk of change.  

I enjoyed Robyn's talk at our local REIA's monthly meeting, enough that I shelled out the price of the weekend class. The Saturday class was just bits and pieces of information designed to entice you to buy the boot camp, CDs, and DVDs, not the comprehensive information I had hoped for from the description. I learned much more about racehorses and horse farms on Saturday than I did about flipping houses! It was entertaining, but not what I was hoping to learn. I had considered making the investment in the 5-day boot camp, but after reading your post here I decided to invest that $1,995 elsewhere in my business.

I don't see why not.  You want to make sure he pays his bills on time, just like a regular tenant, and that he won't trash the garage or store toxic waste there.

The closet systems are nice, but remember the more moving parts you have, the more things there are to break and maintain.

My first questions would be what the felony charges were for.  Hopefully you intend to do a criminal background check, so you'll have the real story of the charges and how long ago they were.

A lot of people, especially in the recovering community, are "late bloomers" and live with parents/relatives for years.  It sounds like this couple is finally making an effort to get out on their own and provide a home for themselves and their child.  How does their credit history look as far as paying bills on time?  How long have they held their current jobs?  A solid work history is indicative of their ability and willingness to live up to a commitment.  

Since they have been living with the fiancee's mother, would she be willing to be a guarantor on the rent?

@Joshua D. it sounds like your father is disappointed and possibly scared for your future because you are not earning money the way he chose to earn money.  I will tell you what I told my own son when he decided college was not for him:  "I wish you success by your own measure of what success is."

You seem to be doing fantastic with your business, and it is probably just a matter of time before your father realizes his worries are unfounded.
