Bill Gulley Brian Gibbons SERE was a fun time....former JTAC here. Antonio may benefit from and get a clearer head from a week at SERE school. Antonio Bodley - you need to find yourself first. I'm no social worker, or do I claim to be a real estate guru. I'm a normal guy, a FNG on the site, with goals in life. You obviously have a problem or problems. You need to identify and write down these problems on paper. Next is you come up with a legitimate solution to these problems. You're being very vague and I really don't blame you, because I personally believe this isn't the forum or site to address this. You immediately addressed this thread with wholesaling. Why not read about it in the forums or listen to different podcasts on this site, prior to this rapid fire of a thread. You're all over the place my BP friend. Take this for what it's worth: if you were really in a bad bind for you and your family - you will find a way to make things work out. Hey if you're of age and in decent health - you always have the military. Your pay is tax free too once you deploy to the sh*t. Focus on yourself and the issues at hand that you can control. -JB

These situations happen more than you think. My brother in-law owns a house moving company. He has a good portfolio of pictures on the site that shows before and after projects.

I've noticed the same thing. I was getting email notifications and they suddenly stopped. They're not in my spam folder either. No biggie, because lately I've been on here quite frequently.

I'm not sure if it's considered a deal yet, but I found a HUD with a very low $30's price. Now the skinny is, I know this house and I know the area. My best friend from grade and hs lived in this house and I've been in the house several times. My uncle lives down the road. The comps in the area ARV are low to mid $100k range. I listened to some podcast with Shaun Reilly and he referred to putting in several low ball offers and everything is automated as far as HUD replies/counters. My uncle is going to check out the property for me since it's about a 5 hour drive for me just to make sure it's structurally fine, and to see if he can identify any other issues....he's in construction. My question to the HUD guru's here, is do I submit a lowball offer right out of the gate? This would be my first deal and first offer as far as REI, so I thought I'd throw it out to the BP family for feedback. My goal is a $20k-$25k rehab budget going in blind, but knowing the area I know it would sit awhile after the rehab is done. I may be able to get $850 a month for rent after rehab since it's near a college. Other info about the house: 3/1, 1500 sq', 2 car garage/barn (shady condition from what I can remember), sits on 2.5 acres, and that lovely New England field stone foundation for a basement....scares the heck out of me. Your thoughts, opinions, and experience is always appreciated! V/r, John

I've dealt with this guy and listened to his marketing gig. He attempts to sell his products without giving you any specifics. You ask for the specifics and you're told to buy his scam. This is where I drew the line. I simply asked a question and was told in order to get an answer it was going to cost me $1k. He claims he wants you to be a partner on deals that you can't get done financially. After some good ole google research I found out he hasn't partnered with anyone. His business model is selling his "knowledge" to people. Luckily during my "google" investigation I somehow found the BP site which is totally free and painless. I've learned more in the past week than I had with listening to all of Markos webinars.

Shaun Reilly Shaun, I listened to your podcast last night. Do you stick to condos in your neighborhood as well as Lowell because this is where you reside/grew up - your comfort zone? I'm just curious cause it seems like a huge jump in overall RE valuation. Or are you open to the overall deal? The Chicopee deal was crazy that you did, but you mentioned you had a GC evaluate it for you. I guess my real question is do you wander off outside those areas of Lowell and or around Newton? Whether you want to do it online or offline, could you explain to me why Acton is such a high market. I see that Westford is getting up there as well. Seems like the market is extremely competitive and very few deals in either towns. Thanks for any insight on this. V/r, John

Mister Gardner I'm a newbie...or my ex-military terminology - "FNG". I've reviewed your post and the replies. I think that a lot of your challenges can be better answered by reviewing the forums and especially the podcasts. The very first podcast has some great info on wholesales and explaining the terminology of working backwards towards your goals. I wish I could go into more specific details about your two wholesale deals that flopped, but I don't have that experience (yet), but I do know there is a great deal of info on your situation within the BP site. I can't get over the info that is provided on the site. I've been reading over the site that past two nights. Not is it great info, but it's free - unlike several of the other sites I have viewed. I'm trying to figure out my niche, although buy and hold is my ultimate goal.

Greetings,

My name is John, and currently reside in Hudson, MA. I'm originally from Maine but after eight years in the military and a handful of DOD contracting gigs, I somehow call Hudson home.

I joined the biggerpockets community to educate myself on real estate investing. One of my first jobs after getting out of the military was starting my own business in the mortgage field services & property preservation on REO properties. After my business took off, I decided to go back into the Defense world as a contractor while still running the business, but this time as a prime contractor.

Throughout my time of traveling and taking pictures of houses that were distressed I have finally realized the opportunities that are available. I have never really known what to do or how to engage in the opportunities, which is why I'm here.

I look forward to learning from this community and creating relationships as well.
