Zoning changes can be complex as there are many factors considered. I’ve had some experience in getting functioning, existing multi families in compliance. But haven’t done a single family conversión. @Seth Teel helped me a lot and has written several responses on this topic on other posts.

There are lots of things to consider, but one of them is saturation. The downtown areas are in high demand but there is a lot of competition with many options for travelers. Also, don’t forget to check with the city to be sure your unit would be eligible for a permit. There are density rules that prohibit how many licenses they give out on each block.

@Jack Faysash Hi Jack. I think you will find that many investors love helping out new investors and most investors learned feom other gracious, more experienced investors when they got started. I have gotten so much help from so many people and have given my help to others as I have gained experience; however, as @Joe S. has tried to subtly express to you, you should find your "mentor" organically by attending meet ups or REI groups and connecting with someone, or reaching out to an individual who you notice posts ideas and thoughts you find interesting. But a blanket "I will take you to lunch" strategy can seem egocentric and almost insulting. I know you don't mean to send out that vibe, so I hope you take my comments as constructive.
