Ana Dubin with Dart Homes is fantastic. Fun to work with and very knowledgeable about DCL area. 

 Maintenance coordination for sure. 

anyone has suggestions on making it easier?

@Timothy Lawrence we looked at all three markets but decided to invest in OH. (Didn't want another rental in MD and numbers for OH looked better than York/Allentown) but for our current rental we did rent to a "random" person.

Personally, I would stay away from MoCo (price, politics). You might want to look in Hagerstown, or York/allentown in PA. 

@Jack Seiden  don't forget government contracting is a large industry, also likely to be largely impacted by doge.

Hey David, welcome! Investor here in neighboring Frederick. I would love to get my hands on some fixer uppers in Baltimore, but it's not in the cards right now. There's so much good info here. Good luck!
