Need some input on whether or not to try this. I have a SFR in a class C- neighborhood. The property is one of our least desirable. It has been available for rent for about 2 1/2 weeks with very little interest. My other properties have rented in about one week with numerous inquiries and several applications. I do not want to lower the rent on this property so I am considering offering the month of December rent-free, with a security deposit, of course. Has anyone tried this? Know anyone who has tried this? Any input would be appreciated.

What do you do with unpaid invoices in QuickBooks when you know you will not be able to collect rent and the tenant has either broken the lease or abandoned the property? Should the invoice just be deleted?

@Ryan Williams. Our HVAC guy did tell us the house would need two. Nice to hear from you that you have it in your primary. Thanks for the reply! Need to make a decision this week & I'm leaning towards the mini split.

Considering installing a mini split heat pump in one of my SFR. The house is 900 sq ft. Currently a 2 bedroom but will be converted to a 3 bedroom at next tenant turnover. Anyone have any experience with this type of system? Pros and Cons?

How do you enter your vacancies in QuickBooks? Do you invoice without a tenant shown as a "Job" and leave the invoice unpaid?

@Angela Jossy Have you tried your local building supply company? My husband works for himself and gets a ton of referrals from the family owned building supply in our town.

Has anyone used Luxury Vinyl Plank flooring in their rentals? If so, what was your experience and would you recommend? I have to replace the sheet vinyl in a Class C property and the LVP seems most cost-effective.
