Hello,

Sort of new here...We have been investing and managing about 3 years now. I currently have 4 rental properties, 2 in TX and 2 in Oklahoma. Taxes and ROI are much better in Oklahoma. We had 1 short sale which was amazing and are interested in more of these. They are all SFH and we will be looking to purchase about 2 more and then a small multifamily apartment complex in the future. I am also documenting our experience along the way on my YouTube, Fitunicorn007 and IG @EntrepreneurBlondiee if you care to follow along.

List on Zillow Rental Manager, local Facebook groups, and a sign in the yard. Pre qualify tenants by having them complete an application with a small app fee once you start getting interest to make sure they are truly interested and meet your tenant rental criteria before showing it.

We are new to REI, but recently received a 600k guidance line of credit through a bank here in Texas to purchase properties to in turn rent out. We have 2 so far, purchased 1 cash, and are currently working on a short sale. However, we have continuously ran into the same problem when working with our (2) realtors in Texas and Oklahoma on certain deals: a pre approval letter. We do not have this for our line of credit nor do we have regular statements showing the remaining balance. It's hard to put in a quick offer when this is requested. Our last deal we used an email from our lender stating we had the funds available. That is not being accepted for the short sale. Our bank is telling us this is common and they do not give pre approval letters. Have you ran into this? Is this common? Is this maybe because we are new? Just looking for advice based on experience. Thank you all!

Looking for advice based on personal experience for this situation:

I have a series llc. For each of my properties I have a separate bank account, checks, and a debit card. I started out keeping all of this information in an Excel spreadsheet on my laptop.  

However when I need to pay a bill or vendor and do not have my laptop, cannot access it right away, or am not home to view the debit cards that are filed away in my filing cabinet it becomes an issue. 

I would like to put it either in a google drive excel, a cloud based something, or on iCloud password app, but all of these are not secure. Any suggestions from your personal experience?
