Interesting! How do you go about giving your bank account? Do you give them the deposit slips beforehand?

Also, I think I heard somewhere that only the owner of the account can make cash deposits. How do you workaround that?

Hi,

I just completed a deal (duplex) and I inherited a tenant who does not have a bank account. He pays cash to the previous landlord.

I am new to real estate investing and would like to hear recommendations on what systems to use to receive payments in this case. I heard about paynearme and netspend. Any experience with them?

Any input or recommendation will be greatly appreciated.

I bought my primary residence last year and was not able to take any deductions. My accountant says going for itemized deductions did not make sense in my case because I will get a higher deduction on standardized.

I am a W-2 employee with a home health care agency. I recently purchased an investment property and worried that my CPA will not be able to take advantage of the tax benefits again. I know its always case to case so I would like to get a second opinion from somebody.
Can anybody recommend me a CPA that you use in the Sarasota/ Bradenton Florida area?

Just closed on a duplex n Bradenton FL. Purchase price is 192k. I financed deal using conventional lender. 25% down.

The property will need about 10k in rehab (needs new hvac and update bathrooms). It is already rented to tenants bringing in 2,250 per month. Great looking deal so far, very excited about getting more deals like this in this area. Any other investors in Bradenton FL?

Hello everybody,

Thanks for all the input! We will have an inspection to be done in a couple of days and will go from there. Everything else looked okay during inspections so I am hoping we can wrap up this deal soon!

I am under contract on a property with a septic tank. Property is built 1979 and does not seem like it has been replaced since.

Are septic tanks a deal breaker for you? What are the headaches you’ve encountered? My research shows its not that much of a hassle to maintain but can get expensive to replace.

Also, I am having issues finding a septic inspector in the Lakeland FL area. Anyone have any leads??
