Doctor of physical therapy degree. I don’t think anything directly helped with real estate but the skills acquired from the job (problem solving, dealing with difficult people lol) helps me in my investing.

Checking the county property appraiser site is also a good way to check these things. You can search permits for things like roof, HVAC, electrical and plumbing in there so can get a general idea if anything has been updated recently.

Also, instead of counting on your agent to get info from the sellers agent (they almost never reply to questions like this) why not just have your agent walk the property to take pics and videos and let him figure it out for you? This is really not hard and any agent with some experience should be able to do this for you. Do not let this stop you from taking the next step.

Hi Jake! 
Thank you! For Financing, I am getting conventional loans since these low interest rates are just hard to pass on. If you have not applied for financing before I would start with an online mortgage broker like Better.com. They can give you the rates you can get depending on your credit scores and etc without doing a hard pull on your credit. You can also check how much you can qualify for. After that, go to different banks and shop around(dont forget small banks and credit unions). I was able to use the Better.com rates to negotiate with other banks as they give pretty good rates. I ended up using my bank (Wells Fargo) as they ended up giving me the best deal after a few bouts of negotiations.

I am 29. Just started less than a year ago. 6 units. Investing in St. Petersburg-Tampa and Bradenton FL. My portfolio consists of small multifamily (2-4 units) in working class neighborhoods.

I moved to the area not too long ago and couldn't find anything that I was comfortable with the numbers for before I came down. Thank you! I actually have not bought anything from a wholesaler yet. My deals are from the MLS - one was off market but got it on my own. I would say networking would be your best bet in getting into their buyers lists. There are a ton of wholesalers in the area but since COVID (you cannot attend reias/ things slowing down a bit), that is difficult. I think you can just search and join some fb wholesaler groups - should be a start.

I am looking at all the deals regularly and have not found anything in south tampa that will work for me. I try to get 12-15% cash on cash return, 15-20% IRR as much as possible.
