yes this is a good idea...also I noticed that some strategies can be coupled together, to facilitate both short and long term growth... For instance note buys can turn into rehab and retail home sales.  So everywhere along that chain $$ can be generated depending on your personal expertise and comfort level.  Also if you are not familiar with any of the other avenues you can learn!

What I'd personally like to be able to do is a JV deal with those interested. Eventually be able to gonin on a big project which benefits everyone involved.

Maybe convince them to owner finance the deal. If it cash flows, the investor will then have a start of monthly income that NEVER runs out as long as they hold the property. All these people that are basically brokering real estate without a license will find out quickly that this tactic is not generally a source of steady funds. It will be constant work and always looking for the next deal to keep income coming. Same thing with flippers. They always need another deal to keep money coming. Find ways to OWN property. Get enough of those, and you will have true wealth building and security. 

 ...better yet, if not own then at least  have CONTROL of the property ;) ...that's where notes come in!   Great post!! ;)
