@JayRaught...Im not really sure what you are talking about, but message me personally and we can have a discussion if you like? My question to you is do you buy 2nd npn lien postion notes and if so what do you use as a strategy to have them.perform again?  You can answer here because I feel it will add to the overall conversation. Jay I have been buying 2nds and that has been my experience... Although we have not had to go through and finalize the proceedings if you own the 2nd you CAN foreclose and take  possession of the property, this is what gives you leverage and stops people from skipping out on the bill so to speak.  I only brought up the point as to say to make sure all the bases are covered.

Are you sure that the 2nd note holders did not start foreclosure?  If so then they can wipe out the first....it can be a "first to file" situation.

If i were you..plan on being the one to have to pay the lien, set aside the funds just in case they come forward.  This is part of due diligence on buying property w liens attached.  

What are you looking to get out of the deal?

Hi Todd, there are plenty if different strategies when it comes to note investing.  I feel that is comes down to what you would like to see as far as returns go as well as how much work you are willing to do yourself aka keep " in house " or contract out.  Check out the forums here and get as much FREE info as you can because Its there!  I can give you a few sites as well and Wayne is def on the right track!

What exactly are you looking to do?  Are you going to be purchasing notes yourself or are you looking to broker deals? Your question seems a little vague?
