Off-Market Portfolio: $1,260,000

This is a private seller's single-family home portfolio of 52 homes in Ohio.

  • The Occupancy Rate is 79% & with the current cap of 11.2%, there's plenty of room to grow the bottom line, getting the occupancy to 100%.
  • The Gross Month Rent at 79% is $22,482.
  • The Net Operating Income is $140,644.
  • Based on this $140,644 NOI at 79% occupancy, pro-forma NOI at 100% occupancy should be $168K, CAP TO ~ 13.3%!
  • Buyer pays 5% agent commission.

This 3 story, 3 Family building measures 24 feet wide and nearly 40 feet deep.

The home on Bayard Street presents you with your very own opportunity to own a size-able and modern house in Greenpoint, one of Brooklyn’s finest neighborhoods.

The epitome of convenience, this house is a short nine-minute walk from the G train of Nassau Avenue as well as the L train on Graham Avenue, making the commute to work a breeze. It also places you in the center of the vibrant Greenpoint social scene with McCarran Park, one of New York City’s most popular parks, a mere 4 walk away.

Zoned for PS 34 and District 14 schools.

With a high demand for rentals in the area, this house is a great investment opportunity thanks to its excellent cap rate.

With its prime location, a house such as this will not be on the market for long.

Taxes $324/m

Neighborhood: Greenpoint

Building Type 3 Family Townhouse

Building: 2488 SF

Lot: 2400 SF

Bedrooms: 3+

Bathrooms: 3

I currently have 3 very well-qualified sponsors who I'm helping find off-market multifamily purchases. Curious if anyone has anything or, if not, knows of anything, please? The criteria between these buyers is quite varied, but below I've detailed the range within their various acquisition criteria:

  • 80-300 units
  • C+ to A- assets
  • B to A submarket
  • Stabilized value-add or market performing (and one client is looking for under performing properties, or someone that needs cash and wants to reduce their portfolio)
  • For ground up: min of at least 130,000 bsf, preferred 250,000 plus
  • Terms: Preferably all cash, but will consider seller financing and assumption of existing financing.
  • Purchase price between $5,000,000 and $150,000,000
