Looking for off-market multifamily sales - btwn 80-300 units

I currently have 3 very well-qualified sponsors who I'm helping find off-market multifamily purchases. Curious if anyone has anything or, if not, knows of anything, please? The criteria between these buyers is quite varied, but below I've detailed the range within their various acquisition criteria:

  • 80-300 units
  • C+ to A- assets
  • B to A submarket
  • Stabilized value-add or market performing (and one client is looking for under performing properties, or someone that needs cash and wants to reduce their portfolio)
  • For ground up: min of at least 130,000 bsf, preferred 250,000 plus
  • Terms: Preferably all cash, but will consider seller financing and assumption of existing financing. 
  • Purchase price between $5,000,000 and $150,000,000
