This is for an owner/user, so of course someone very experienced in the restaurant world.

Purchaser would be getting 3 locations in NYC (Greenwich Village, Upper East Side, and Williamsburg, Brooklyn).

NOI is $1,223,000.

Inventory value is $150,000.

Asking price for is $4.8MM. This would get you all 3 locations.

All 3 locations are currently leased at $43,330 per month. Extensions available until 2023.

If one rented BOTH floors via Airbnb, as per the owner's calculations, the cap could likely go as high as 10%.

    Structure: Sole Purpose LLC, funded with private equity and agency, bank, or CMBS debt.
