I agree with @Brandon Battle, you can definitely live in a different area than the areas you invest in. This is becoming more and more common and less risky. There are many professional property management companies out there that offer reasonable rates. This is also true for the fix-n-flip community. Many would have thought it impossible to do a fix-n-flip in another state. With technology, data, and the "sharing economy" it's becoming easier to break down those barriers.

If at all possible try and look at rehabs done by other investors in the area. Seeing the project before and after can give you clues to what they're spending. You won't be able to see the actual rehab costs but researching what other investors are having success with will help mitigate the potential risk. Here's a flip in Essex where the they grossed $114K. What would you estimate they spent on construction? Maybe $40K? Where they made a mistake was on the hold time. It was on the market for over 5 months. Hopefully they weren't using hard money!

@Scott Lepore Thanks for the feedback. We're pretty proud of the new version of the software. So far we've had good reviews on the technology. Most of the features we've implemented came from our user's feedback. Being able to see what other investors are already having success with was the most highly requested. Good advice @Clayton Mobley. @Hipolito Mendez there's also a CA based company called The Turn Key Investor. Reputable company with nationwide opportunites for TKs. The guy that runs it is Pete Asmus. They're constantly sending out opportunities. It's worth a look! Definitely follow Calyton's advice before jumping into any deal.

Also, many users are finding awesome deals in the Baltimore area if you go the OOS route. Here's one where they grossed $165K in a little over 5 months. Entry price was only $113K!

@Mike Goikhberg Thanks for the Privy review and feedback. We're releasing a new version of the software in the DC / Maryland areas within a few weeks as well as launching the platform in the Los Angeles area. You'll be able to search for deals based off investment type - like Fix-n-flips, Pop-Tops or Tear Downs. As well as search for comps based off of zip code, investment type, status, and a new map search. Being able to see all the investor activity with before and after pics, revenue spreads, and timelines can really help.

DAREI does one the 3rd Thursday of every month. There's a great one next week that should be pretty good. They have a special guest named Duncan Wierman who's an expert in Real Estate investment Marketing http://bit.ly/1NQe2OQ. You should be able to just show up.

It depends on what market you're in. Most of the websites that have a nationwide presence get their data from aggregators, like ListHub. Zillow and Trulia get their data there. ListHub does not get Sold data however, which you need to create your comps. A couple sites, like Redfin, get real time data feeds directly from MLS's, allowing them to get the Sold data. With this they can create comps. Because these companies work directly with MLS's they're in limited markets. My company, Privy, partners with local MLS's as well. We are also real estate investor specific. We run algorithms on MLS data to identify and analyze potential investment properties. If you don't have an online resource in your market your best bet is going to be a realtor in your market who specializes in investment real estate.

It sounds like you need a CRM. One of the great free options out there is one called Insightly https://www.insightly.com/. You can use it manage all your people, schedule automatic emails, and even create "projects" to track your deals. Let me know if you need any help getting started with it.
