I just sold my house in Denver and I used a relatively new outfit there called Trelora. They charged me a flat $2500 to list it. As far as the service goes, it was everything that I needed. It was sort of like I used an app to sell my house. I actually didn't meet my realtor in person until I went in to their office (which they shared with a title company) to close. Overall, it was a very good experience. I feel like there will definitely be more agents and companies that do something like that in the future.

I'd tell your contact that it can work well. The company I used did the same kinds of pricing structure for purchases as well. I agree with previous comments that it's probably bad form to use them for your listings and someone else for your purchases.

Has anyone ever had an issue with paying your general contractor and having an Unconditional Lien Waiver signed only to have a subcontractor file a lien on the property?

I'm curious. Luckily, I'm not actually in this situation currently but I am getting all of my paperwork together and I'm wondering what the best way to protect myself against a lien would be (other than the "satisfy all your promises and you shouldn't find yourself in that position"). I would think it would be hectic to pay all subs separately while still maintaining some semblance of an organized payment schedule that doesn't include me having to write and keep track of 100 payments per project.

Hello BPer's,

I'm getting ready to put my first house on the market. This was not a rehab but still my first real estate investment as I purchased it in early 2011 when the CO market was at just about rock bottom. Now, it is time to sell as prices have been skyrocketing here lately. 

My question is, do you think that it could be worth the wait until the early spring to list it, or to just list it right in the middle of the holidays or shortly thereafter? 

I am planning on moving to the Tampa area of FL to try my hand at flipping full time so an extra $10-$15k would be great if I could get it by waiting. There is no REAL hurry other than wanting to start a new career in REI and get out of what I'm currently doing (which is a great job).

Any thoughts are appreciated,
