Hi @Jaylon Williams, welcome to BP. Do you know what sort of REI you want to do? Have read any books or listened to the BP podcast? I would start there, figure out, generally, where/how you want to get your feet wet, and then make your first move. A good friend of mine got started in real estate the summer after high school. 2 years later, he had quit his job and was doing real estate full time. It is totally possible!

I'm a newer wholesaler in Memphis, TN and have a little capital to play with, so I'm trying to be as effective and as efficient as possible.  So far, I've sent out truly hand written yellow letters, just launched a postcard campaign using Every Door Direct Mail from the post office, setup two different websites and associated google adwords campaigns, and I also got 1 lead from my car magnet.  What other marketing ideas should ( or could) I try?

I've considered a TV ad on a local station, print ads in a local paper and a couple of local magazines, park benches/bus stops ( in high traffic areas near my farm area), and facebook ads.  What other creative ideas are wholesalers implementing? Or, has anybody tried these idea? What sort of results have you seen?

This seems like a silly question, but if I work out an owner finance deal, from an individual, does that loan show up on a credit report?  and if so, how?

Take a look back at the number of hours, on average, per months you spent managing your properties. Then calculate 10% of your gross rents and divide. That is how much you're paying yourself to manage your properties. Ask yourself if it's worth losing that income to gain back those hours. Instead of hiring a management company, who may not manage as well or use your hacks that seem to be working, could you use part time employee to just work the system you've set up? Or maybe there is another piece of the management process that you could automate, either be using a VA or forwarding maintenance calls to a handyman automatically?

I have gotten really good responses with my standard ... Dear [name] I'm interested in purchasing you're property at 123 main st If you'd like to sell, please call me today at 901-555-xxx I can buy as-is and close fast Please let me know Thanks Ben I actually hand write each one, yellow legal pad and blue pen. Be sure to write the property added and your phone number a little larger than the rest of the letter. I put them on their own line, too, to better stand out. Good luck!

Lol, Curt Davis Alex Yaro , definitely stay out of 38127. If you decide to pull the trigger on something in Memphis, let me know. I'd be more than happy to checkout the neighborhood, take some video/pics, of the house, provide as much info as I can, act as your boots on the ground. I've done the same for a few other out of town investors looking for property in Memphis.
