I'm trying to come up with a good content on a yellow letter!

what you guys think about this ?

im targeting absentee owners

I will appreciate any critics, since I'm new to this business I'm not sure what to write on it.

This is how it reads.

Hi, my name is Mr.Nelzon

I'm writing regarding your property located at

123 main st

I would love to purchase your house CASH, in AS-IS conditions before it keeps deteriorating.

we can close with in 30 day period

in my lawyer office.

Owe back on taxes - Tax Lien - Foreclosure - etc.

whatever the case may be we have a deal.

please call me at#__________. 

 I'm available all 7 days, after 5:00 pm

look forward of hearing from you.

Your message has a lot about yourself. You use the word "I" a lot. Talk about the other person. Use the words you or your. 

Bad - I want to buy your house

Good - Do you want to sell your house
