Depends on your objective as to which markets to choose.... Metro Detroit is one giant fire sale so if you're looking there its to buy and hold no doubt. Those prices are causing investors to buy in bulk at an alarming rate so get it while its hot.

So it looks like there haven't been any properties that have sold within the last 6mos. within 1 mi radius of the subject property. Which means its a rental neighborhood. Make sure your cash buyer purchases rental aka buy and holds. If you have some lined up they'll be the ones to present this to. Good thing here is the 2br/1ba rents for $1K in that area so a potential $24K/yr gross for your end buyer...once the ugly gets all prettied.

Double check on your State LLC annual costs because I was under the notion that the state of PA charged $500/yr for LLC and sent in the payment. To my delightful surprise it depends on the type of business you're in and real estate was not included on that list(doctors, lawyers etc were). Only thing is it takes from 6 to 8 weeks to get my refund.

One thing I do know if you live in one state i.e. CA and register your business in another i.e. NV then both states will want some money come tax time. However if you do business in the other state it can have tax deductible benefits.

If you're paying for photos that's photography moreso than referral services and you can handle the rest of the work yourself if not leave it to your virtual assistant....

what's 'basic information'? Now it starts to get into realtor territory regarding researching property history etc.

Photos of the subject property(interior & exterior) and even photos of 3 or 4 comps(of course exterior only) should be the extent of work for the birddog.

From what I understand all liens/judgement must be filed at one of those government entity offices.

Its only illegal if they are doing the full job description matching a licensed realtor. Considering the pay differential on behalf of the birddog it should be illegal.
