I recently heard of a strategy to list other people's properties on AirBnB and profit on the margin.

Basically you approach home owners that have a unit listed online that hasn't rented right away and explain to them what your intent is. You come with your own lease and explain that you would like to lease their property and list it on AirBnB. The benefits to the owner are that the unit will constantly be cleaned after each tenant and they will always receive the monthly rent that they were asking for. And on your end, depending on how many nights and how much you charge per night you could make a profit without actually owning a property. As long as you are upfront with the property owner and have everything spelled out in the lease, it sounds like it could be an interesting idea. Has anyone tried this or have advice either way?

Hey BP,

Wanted to bounce a scenario off the community to see if something was possible.

So the scenario is investing in a vacation rental (duplex). Rent out one side and "live" in the other. I'll be there often but my job is in another city. So my primary residence would be the vacation duplex but I would technically be crashing at my family's house in the city where I work a good chunk of the time. And working remotely from the vacation house part of the time. And would be aiming to use an FHA loan. Wouldn't be renting another place and wouldn't own another primary residence.

1) Is the above scenario legit?

2) Is it still legit if I also list my side of the duplex on AirBnB/VRBO during the times when I am not there?

Hey BP,

I currently have a W-2 job and recently reworked a former 2nd W-2 job to be a 1099 contractor role. So now I have W-2 income and self earned income. This was to be able to write off my home office on my taxes and also to contribute to a Solo 401k. I plan to use my Solo 401k to invest in real estate in the near future, but not quite there yet. In the meantime I need some advice from a tax professional to make sure that I am doing things right. I am located in the San Francisco Bay Area. Does anyone have any recommendations for my situation?
