Post: Maintenance / Capex for lower income large apartment from 1960

My partner and I are looking at a 128 unit complex that's made up of 8 16 unit buildings, with a average rent of $450.

The building was made in 1960.

We're not entirely sure how much we should project for maintenance / capex every month, in order to make the right offer on the building.

What do you usually budget on something like this?

Thanks.

My business partner @Luke Babich and I are under contract to purchase a 24 unit  property in south city  (all residential).

We're not sure how the insurance process for commercial multifamily is different than residential multifamily. Do we contact the same people that we've been using for our 4plexes, or are there better options?

Can anyone recommend a good company / broker that we should talk with?

Thanks for the help!

Ours came in right around $30 sq ft installed with a free sink. It probably helped that we found a small granite company and could promise 3 more kitchens in the next couple months.

I forgot to post pictures when we finished, but better late than never!

This is now the second kitchen we've done like this in our current project.

@Megan Greathouse Where in south city is this? At that price I'm guessing it's really far south

If you've ever done granite counter-tops, how much did you spend per sq ft. Our contractor told us he can get them for $13-$15 a sq ft, and I can't find much under $30.

I'd also appreciate a recommendation for a nice kitchen sink to use as well.

Thanks!

My partner and I are redoing 4 kitchens. We only have 15-25 ft of counter-top in each kitchen. We're not sure what a reasonable price for a granite top should be?

One of our contractors thinks it will only be $15 a ft. Everything I've seen online is way more than that.

Best,

Ben
