@Max Householder This is good advice. These tenants already have storage in another room. Where do you recommend we market the storage facility?

@Dan Hoehn This is in ucity. We've never seen anything like this either. It's under the house. There is a second one that's smaller in this building as well. The building is 7154 Amherst Ave if you want to look it up.

@Tony Gunter The apartment already has 3 rooms with storage (it's 6,000 square ft), but that is a good idea!

I'm going to look into the zoning, but I doubt additional units would be allowed.

My business partner and I took the plunge and just closed on our second 4plex, and first property that needs a substantial rehab. We're happy with our contractors for the roof, sewer, windows, and kitchens, but we're not quite sure how to handle the garage.

We're thinking that if we did a motorized sliding door we could fit 2-3 cars, but we're not really sure if that's the best way to go about it. If anyone has any experience with this I would really appreciate some feedback.

My business partner and I just put 3902-3904 Shaw Blvd under contract. We got it at a good price, and are in negotiations to drive the price lower.

I always bring a couple contractors during my 5 day walk-through period and get their bids on rehab. If their bids are reasonable I will move forward with the inspection for termites, sewer, and radon.

 I'm fairly new to real estate investing, but I'm already on my third deal since I started in January, and this system has been working for me. It's saved me from losing $500 on a couple homes I was under contract for and backed out of.

It's right around $970. One of the common mistakes people make with the 50% rule is using the number Zillow gives for mortgage payment that include PITI, instead of just the payment.
