Am I reading what you wrote correctly? 

You think it is greedy for the Seller* to want to keep 2-3% in their [own] pocket? 

You can't be serious with that statement?

* In a few months, I'll be one of those sellers. And you damn well better believe I want to keep that 2-3% in my pocket; as well every other intelligent seller in America.

The Daily, the NY Times Podcast - discusses the recent NAR bombshell decision that rocked the real estate world.

BTW - Did you know that the NAR owns the company that makes the lock boxes that agents use every day? Did you also know that they also own Docusign, the company that almost every real estate agent and broker uses when completing online transactions? The NAR is simply a monopoly whose time has come. It is now being predicted, that within 5 years, NAR could lose almost 65% of their members due to this ruling.

I wouldn't call myself a great negotiator. Over a 35+ year career, I negotiated hundreds of deals. But a real estate deal, as you know, is quite different than what I used to do. Albeit, all negotiations have similar qualities - both parties want the best deal, and if both go into the negotiation with an open mind and the same goal - to close the deal - the odds are good that the deal will be made. 

The agent I am leaning towards has been in this market for about 5-7 years. He has stellar reviews. I've spoken with past clients directly, all have nothing but positive things to say

there is NO LAW on what sellers / buyers and brokers agree to.. you can do it anyway you want and everyone agrees to .. what you have is customary rates of commish.. but they are just that customary.

yeah and wait until SELLER AGENT PUT THIS into description:

AN UNREPRESENTED BUYER FROM ZILLOW.COM OR HOMES.COM MAY RECEIVE CERTAIN PERCENTAGE OF CLOSING COST FROM SELLER 

So rather than paying 3% to buyer agent, seller could chip in 0.5-1.0% to buyer closing cost if they don't have agent. Buyer could just attend the open house on the weekend. 


open houses are going to be very popular .. VERY.. instead of the bane of listing agents life.. deals will actually get made now at opens.

You guys would be the LAST agents I would ever use to sell my house. I feel sorry for your clients

what is the turnover for real estate each year?

you are speaking of a very small percentage of the overall agent market

It is similar to actors. There is a very, very small percentage that actually make real money actin. The overwhelming number don't
