Youre missing that the average house sold FSBO sells on average about $100,000 less than the average house sold by a real estate agent. ($225,000 vs $330,0000 in 2021)

Im in the top 1% of agents nation wide. Yet when I sell one of my properties located in a state Im not licensed in, and even sometimes in states where Im licensed but not quite as knowledgeable...I still hire an agent.  
What I find funny, is that every agents ad O see states that they are in the Top 1% ...that must be the largest 1% in mathematical history.

Sorry, but real estate agents aren't worth 6%. At most, I'll give 'em 3%

I was 187th and 105th in total sales the the last 2 years in my state out of 49,000 agents. Nationally I'd need to spreadsheet it to see my exact rank, but it's probably around the top 5,000 market nationally.  But there's 2.25 million agents, so the top 1% encompasses about 22,500 agents.

2.25 million agents. How many are part time? My guess - the vast majority work part time. But again, not worth 6%. Never gonna happen.

Yes, if you hire a great producer you will actually get value.  If you hire a friend or just pick someone randomly you will get mediocre results.  

Most homebuyers will have a buyers agent relationship also at least qualified and ready prospects will.  

Nothing stopping you from doing it yourself and obviously if you do not think it adds value then do not pay a commission and try it alone.  

Great agents usually focus on listings and top producers make 7 figure income so yes the hourly rate is $500/hr and above for a rockstar.  

You will sell the house for 550K and a great agent would create a sales environment to get you 650K see the difference?  

All thibgs being equal,, no agent can get you an additional $100k if comps are in the $550k range.

I'll be putting my home up for sale within the next several months. I have no desire to pay anywhere near 6% commission. 


I'd love to hear some suggestions on what my options are?

We are nowhere near the investment stage yet. We didn't even sell our house
