Hi all, 

I am in multi-family construction and have a project coming up in Lauderdale Lakes.  I need to put two superintendents up in 2 furnished rentals.  I would like them to be separate so that they have a break from each other.  Does anyone have anything available?  I thought I would check here first.

We have most of those materials left over from other projects that we have already done (The cabinets will be salvaged from current apartment renovations) We get the countertops cheap because we manufacture them.  We are lucky to be in the right business to do little projects like this one.  We actually got out of this deal because the title was cloudy and we wanted to close before the end of the year.  We are currently looking at a double in a nicer, but still up and coming area.

The bank is actually using a title company to close.  They accepted our offer.  There is a delay because the title is cloudy.  Thanks for your advice on this it is appreciated!

Thanks for the feedback.  It is a bank owned property and they said $300 would be all we need to contribute to closing.  

We are all in construction and have a GC License can pull permits so that will push the cost down on the repairs.  The roof is going to be about $2,500 with materials.  We also supply cabinets and do countertops so the kitchen and bath will be dramatically under retail. 

The ARV was just generated by Zillow . it said between 38k and 45k I just went low to be safe. We are really wanting to hold the property so that wasn't as important as the the rest.

This property is in a transitional area and I couldn't believe that price on it.  

We are hoping to learn a lot on this small scale and ramp up on the next on.

My brothers, a friend and I put an offer on in on this place on Friday.  This is my first ever post.  

We are going to sub most of the work out.  It's low risk.  The area is very close to IUPUI, a university that is on the western part of our downtown.  It's just across a river and hasn't really turned yet, but the potential is huge for it to go.  There are also lots of hospitals just north of the university.  

Thoughts?

It sounds like you are going to have way more work that we will, but we will still do some renovations.

When do you plan to have it on the market?

Are you doing some of the work yourself or just being the GC?
