Post: What are realistic return percentages for private money lenders/investors?

Wondering what the typical returns are for private money investors for house flipping? Example: If I were to approach a friend, family member or colleague who's flush with cash and ask for a 50-150K investment, what would an attractive but realistic return be?

Also, what else are people out there offering your private money lenders as additional security? First rights on the property? A possible piece of your own company or private residence if things go sour?

Will Barnard - Question: Here's a very hypothetical scenario. Let's say I found a home to flip for $150K - I want to put 75K of my cash into the actual purchase and get the other 75K from you, then put 50-75K of my additional cash into the rehab. After repair value will be in the 300k+ range with comps to support it. Would this be a realistic? If so, what might the rate look like for a first time rehab?

Chuck Redman - What if it's a first time investor? How do you assess and approve that risk? Also, to piggyback off that question... could I use my primary residence, a dilapidated house I restored rehabbed to live in, as proof that I have experience with contractors and the process? Thank you

I have been traveling all around the city checking out different types of materials for flipping. Wondering if anyone has any places they like in particular. Searching for kitchen cabinets/counters, sinks, bathroom tiles/sinks/counters, toilets, vanities, ect!

I am a newbie who's hoping to do my first flip in the Los Angeles area later this year. In the area I want to concentrate on, I have found several dilapidated homes that would be prime for a flip. Some of these residents are older individuals/seniors. Some look like they may have simply fallen into financial hardship. And some homes I cannot even tell if someone lives there or not.

I am thinking of approaching these people by knocking on their door (or leaving a note) expressing my interest in giving them cash for their homes.

I wonder if anyone has tried this and how good, or bad of a response it had. I can imagine some people may look at me like I'm nuts. But at the same time, some might not realize they want to sell their homes and earn some cash until presented with the opportunity.

Also... how do I go about finding out the info on the current owners of these properties?
