No shows are just part of the business. Could just do open houses at a specified time, like every saturday from 12 to 3, and who ever shows shows. least that way you'll know when you'll be tied up instead of having to constantly run back and forth every time someone wants to see it.

Its not worth the hassle in my opinion, put it on the market and sell it to someone that can afford it. If you have been reporting as income property and not as your own residence, you get a certain amount of time to reinvest the money in a different property without taking the tax hit, so just reinvest it if you can.

I wouldn't list high and then constantly drop price, or at least don't drop the rent in fast increments. Just my thoughts.

It should be as soon as possible. Multiple times if necessary to keep lot and sidewalks clear. I absolutely love cities that give out fines for not shoveling sidewalks.

Insurance costs have skyrocketed since the passing of the ACA. Anyone that doesn't see that has blinders on.

Other than the fact that no judge is going to believe you change the filter on your furnace every month.

Even with the right to enter clause, every month or every other month is excessive, No judge would disagree.
