 No way I let a manager into an apartment Im renting every month, or even every other month. Id consider that invasion of privacy, and terms to break the lease. Any judge would see it the same way.

Yep, just document everything, and take pictures of everything you are deducting for. Id do this sooner rather than later just to get her out of your hair.

Just be glad she's gone. You were honest with the new landlord at the time of speaking to him.

Thank you for the feedback. Postlets was what I recall hearing and I appreciate you letting me know it's now Zillow Rental Manager. I have never used CL even for typical buy/sell transactions but have friends that use it constantly. I will look into CL as well. Again thank you. 

 Try just using the zillow rental manager first before you try craigslist. You tend to find higher quality tenants on the places zillow advertises at as opposed to craigslist.

IF he refuses to do it amicably, hold him to the lease, and take him to small claims court. Just make sure you attempt to limit your damages by looking for a new tenant.  You should get at the minimum at least 1 months rent ordered from the judge.

In SFH Id have them pay all the utilities, in MUs electricity and gas.

 If they are still living there, they have even less of a case. Judge will say if it was so terrible they would of moved.

Are they still living there? If not, how long have they been out? If they have been out for months, the judge will probably laugh at em and toss the case.
