Weird post but I am putting together a proposal and need some information on some markets that I am not currently in and need the info fairly quickly. If the proposal goes THROUGH (presentation next Thursday), I will need a local commercial lender in all of the markets: Des Moines, Philadelphia, Buffalo, Baltimore, Providence...

The questions I need answered for each of those market are:

Question to ask the Commercial Lender

1) what is multi-family real estate market in your region? more or less units coming on line

2) what does a multi-family building cost in your area per unit(transitional community)

3) how is the labor force in your community i.e construction workers

4) is there a need for affordable housing in you community

5) is it a good time to invest in multi-family housing in your community?

Any help would be greatly appreciated and if the proposal goes through I would love to have conversations about helping find sites in those markets quickly (approximately would be 50ish unit acq/rehab)

Does anyone have recommendations on specific conferences that may be fruitful for finding private equity?

Most of our projects we have coming up are going to require something of about $1-3 in equity with pretty standard market IRRs. While we're meeting with both institutional equity groups as well as private ones, I'm trying to locate what some of the annual best conferences are that may draw potential investors. Anyone have any recommendations? Obviously willing to pay a decent amount to get into the ones that could be beneficial

We're going to be pitching to investors in the next 6 months or so and it's been really frustrating trying to get a universal template or even an example of what generally investors may expect in a pitch.

We're a development company that has raised about $4 million and we're trying to raise another $16 million for multifamily projects around the country. Anyone out there have any past experience, templates, or examples they'd be willing to send?

Still in the very early stages but the deal was accepted yesterday and we will be looking for equity investors likely by  late June, early July. Looking to raise about $4-5 million and will be offering market rate returns. 

The property is in downtown Sheboygan, WI, it's 61 units, 5 stories with a public area on the roof, underground parking, and balconies on all the units (something unique to Sheboygan). 

Again, in the very early stages, but if you're interested I'd love to get some information and we can set up a time to meet in late June, early July, when I can go over exact figures.

The company I work for (Cardinal Capital Management) recently purchased a property in Savannah and we're looking to rehab. We are based out of Milwaukee, WI, so it's a bit difficult to be on the ground looking for private financing so I thought BP would be a good start. If you want to know more about Cardinal, I have a thorough description of our very established reputation in my bio but I would be more than happy to answer any questions. If anyone is interested or knows anyone that would be potentially interested in this project, all the details are below including my contact information.

It's a 116 multifamily, market-rate, complex in the north eastern part of downtown Savannah. We're looking for investors (preferably equity financing but open to all sorts of inquiries by accredited investors) and need about $1,000,000 to get the work started. We're looking at market-rate returns (8-12%) and need to get moving in approximately the next 75 days.

Do you have any links or recommendations to those seminars?

We have lawyers on the team that are delving into these specific issues but they have definitely briefed me on what to do (and more importantly not do haha)
