I like your emails but would love to hear about ways of getting a list of my colleagues downloaded so I can send them information via my regular email system. Bigger Pockets is impossible to send emails to a few colleagues at once.

Hi,

I was wondering, what outstanding features investors seek in a cabinet dealer. The three main qualifications that make a cabinet distributor excel is Price, Service, and Quality. Though pricing is extremely important, in that every extra dollar spent on cabinets, is one less dollar in the pocket of the investor or contractor, what is the breakdown of the three above qualities that investors are looking for? And though every kitchen dealer swears that they have the best service around, how can one really determine how to get the most bang for the buck?

Hi,

As a cabinet distributor, I have never found that replacing doors are cost effective. The reason for that is because each door will need to be custom made. 

The two choices I would suggest is;

  • If the doors are painatable in that they would look like a nice kitchen rather than a patched up kitchen, then you should paint them.
  • Replace the cabinets with an inexpensive imported type of cabinets. Cost on them are extremely inexpensive if you buy it right, and the kitchen presentation will be much better.

Hi,

Though I am a kitchen dealer out of your service area, I would suggest that you should look for dealers that specialize with the real estate industry. That means, not going to high-end showrooms that cater to homeowners at significant price markups, but home centers are not a great source neither. I have never lost a bid against a home center, and I am talking about way over 100 bids.

A great cabinet line to go with is a dealer with "GOOD" quality Chinese cabinets. You then get a great look, good quality, at better prices. And service is usually better at smaller distributors.

Thanks for reaching out. Your question is great, and there is no right or wring answer,

Generally for rentals, we sell a strong all wood cabinet, without all the bells and whistles. As far as the door style goes, try to use a wood door that is stained rather than paitnted. Thant way signs of wer and tear or even abuse will not be as noticeable, enabling a longer life for the cabinets.

Generally, the type of tenant and rental amount should guide you with the correct cabinet selection. For counter tops, definitely formica, granite is muc h more expensive as well as can be easily broken.

As a serial networker in the NY and NJ area, I was wondering if I was missing any. I know there are all types, pure networking, education, and a combination of both.
