One thing to consider is the roof. I'm a rehabber in the area as well and and a lot of buyers we get are first time home buyers who may have less than $1k in the bank. The thought of having to replace a $7-8k roof to them is huge. Most of them will ask for a new dimensional shingle roof. And you may lose some lookers because they see the roof is old in the pics. I've got a great roofer if you want a referral just message me.

 Hi Arianne, thank you for the input!  The roof was replaced after Ivan and actually looks much better in person.  But I couldn't agree more with your opinion.

 Thank you, Matt! It is active now (listed yesterday) and we've had several showings.  Hopefully one is a buyer! I'd post the link, but I think that may be against the rules since this isn't the marketplace forum. Its in the 32514 zip near Scenic Highway.

 Thanks, Robert!  My wife opted to go with a "mini stage" approach you can see in the photos with just a few accent pieces.  We'd love to stage it but we had a specific amount of funding to work with on this and we are hoping it will still sell quickly!

Hey, Michael thank you for the input.  Pensacola seems to be the hub of the Chip and Joanna Gaines fan club.  We've actually gotten some pretty good feedback from the columns and that people just like wood accents in general. I appreciate your kind words and wishes!

Thank you, @Frank S.  and @Darrius M.! Utility costs were kept low in large part due to using battery powered equipment when and where possible.  We also did not have the A/C installed until late in the process which made things hot, but saved money.

Jon, thanks! I fully intend to use the BRRRR strategy in the future. It doesn't differ all that much from a flip in terms of process. Right now our focus has been primarily on flipping to generate revenue until we can access other funding streams.

Tyler, thanks.  Frankly, financing is not much of an option in my market.  Most homes  I am looking at would not pass lender requirements.  Furthermore, most of these houses end up in multiple offer situations requiring cash only.  Either way, I don't think it is too prohibitive to have the funds tied up for just a couple of months.

With respect to the contracting piece, I would like to start outsourcing more going forward.  I would be happy to shave some profit in favor of streamlining our processes and generating higher revenue through volume.  But, I really thought it was smart in our situation to cut our teeth with some of the renovations that weren't too big to handle.  I learned a tremendous amount about the rehab process and I now have a much better understanding of what exactly it is I am paying for.

Thank you, Paisley.  I wish I could take credit for the design, but my wife is the real hero there.  She has great eye for this stuff and is really an interior designer at heart.
