Hey BP Nation!

Join us for a networking opportunity in Cedar Park with other Real Estate Investors.  We will discuss the realities of realty, pitfalls and profits, deals and duds, fixes and flips, and more.  We have Mickey Giles, a local real estate savvy CPA as our guest speaker for this meeting.

PLEASE NOTE - We are NOT meeting on September 5th!!  I have not found a way to modify an event after posting it. I discovered after scheduling that the REIA of Austin meets on September 5th and wanted to avoid the conflict.

We will generally meet the first Thursday of the month going forward.

Tim is right!  We moved the date from Sept 5th to Sept 7th, 6pm-8pm, for the Cedar Park Real Estate Investment Group to avoid conflict with the REIA of Austin. Be ready to share your background and what areas you may need help, partnering, etc. I'll go over my flipping experience and we ALSO have a seasoned CPA, Mickey Giles, as our first guest speaker who can answer a lot of your questions associated with the money side of your deals.

The charter of CPREIG is a meeting "of the people, for the people" in the BiggerPockets model so also come with your experiences and be ready to share!  I am quite convinced that your Network = your Net Worth.

I am just starting out and want to create my marketing funnel.  One common component is the mailing list.  I am in central Texas and would like to know what company is best for generating mailing lists for yellow letters, postcards, etc.

Two suggestions.  Local retail appliance shops.  I negotiated our own washer and dryer down from an already low price just by asking.  That can be hit or miss.  I also have had luck shopping Home Depot and sorting on lowest price.   You get full warranty, etc.  I had contractor discounts through a club on appliances and Home Depot sales could often meet, sometimes beat the contractor pricing with some savvy shopping.  Plus, if you get the contractor agreements through Home Depot there are often additional discounts.

I have a great tenant but my rental is two hrs away.  I'd like to pull the equity and reinvest closer.  Considering selling to the tenant.  The cash flow is not enough to cover management fee in my opinion.  What is the best way to sell to a tenant?
