Rental 2hrs away. Considering selling to tenant to buy closer.

I have a great tenant but my rental is two hrs away.  I'd like to pull the equity and reinvest closer.  Considering selling to the tenant.  The cash flow is not enough to cover management fee in my opinion.  What is the best way to sell to a tenant?
