Hi everyone, my name is Nick. I desperately want to build wealth in real estate. I just don't know enough. I'm 45 and now is the time. I've been to 3 day workshops before, and I don't have thousands of dollars to go to the "after the 3 day workshop" workshop. You know what I'm talking about. It would be nice if I could find someone that's willing to literally go with me and show me step by step, then I'd be willing to give them a cut of the deal or every deal I ever do, for showing me the ropes, not just telling me how. I'd sign a legal document or whatever kind of contact to do it. What if I signed an agreement where they get 50% on the first 5 deals I do, and then 10% on every deal I ever do? Would anyone ever do that deal? If not, what would the terms of the agreement have to be in order for someone to help me learn and get some deals done? All I'm saying is it would be nice to finally get help that I've needed. I'm not soliciting the offers, I'm just saying it would be nice to know how to create wealth that has eluded me in real estate. I look forward to meeting people here and starting my journey. Thank you!

@Nick Cox Go to as many meetups as you can. There are several BP meetups in DFW, or find some on meetup.com. Make contacts with people.

1. Find out what they do (flipper, wholesaler, buy and hold, etc.)

2. Find out what kind of properties they are looking for.

3. Go out there and find properties that meet their criteria.

4. Sell that deal to your contact, or partner with them on it.

It is a lot of hard work, especially if you don't have much money. Door knock, drive for dollars, call Craigslist ads, yellow letters, bandit signs (careful in DFW they are cracking down), MLS, FSBOs. Try to talk to at least 5 sellers a day. Take action and figure it out as you go.
