There are pay to play sites that track everything with a lot detail (GC, Architect, Engineer, etc.) if that's what you need

Some carriers will work with you if you are replacing it upon purchase.  Otherwise, possibly getting a different policy form until updates are done may be an option too!

Trying to figure out the best way to mitigate this issue. Do you have the same issue and how did you solve this?

I can start contacting brokers and fill out so much paperwork but not sure if there is any other way ? Kindly share your thoughts and suggestions. 


It is happening everywhere! Florida is more extreme due to the lack of insurance reform, Surfside,and Ian.

I am an investment insurance broker and I had a client with a horrible tenant like this.

It will really come down to policy language, as some carriers exclude vandalism by occupants.

BUT, I also agree with the other posters that it may be cheaper to repair than make a claim minus deductible and increased premiums moving forward.

FYI - The flood risk is a creek that runs along the side of the property that has been known to flood into the property on occasion.
I have access to private markets that are more flexible than FEMA both in terms of coverage amounts and other factors.
