I need to renew my 52 unit in South Daytona Florida insurance very soon.  The quotes I am getting are very high . Does anyone have any recommend where I can get lowest insurance rate. Its seem that  the wind coverage that is expensive part of the policy. Or does anyone know a lender that will not require wind cover and just allow hazard and GL since I also have to renew my loan

I think this may  be happening in many states. But I see that the insurance rates are going up. I am in Florida and that is the case for inland and properties in coastal areas. Personal home and rental properties . 

Trying to figure out the best way to mitigate this issue. Do you have the same issue and how did you solve this?

I can start contacting brokers and fill out so much paperwork but not sure if there is any other way ? Kindly share your thoughts and suggestions.

Anyone ever considered investing in a commercial property located in a FEMA designated AE Flood zone?  I've got an opportunity to invest in one now and I'm not sure I want to take the risk.  The seller said the Floor insurance costs them $5,371/year and it has flooded one time in the last 5 years.  Anyone have any experience investing in properties in flood zones that could offer some thoughts on this?

FYI - The flood risk is a creek that runs along the side of the property that has been known to flood into the property on occasion.
